Pet screening is very important to us here at Sevyn Property Management. The pet screening service we use is simple, fast and efficient for both of our applicants, future tenants, current tenants and property managers. This secure pet screening service allows our applicants to keep all their information about their pet(s) in one easy to use place.
Any applicant who plans to apply for one of our rental properties that allows pets, is required to complete a pet screening for each of their pets and/or companion animal(s) prior to signing a lease. The cost for the first pet is $20 and $15 for each additional pet. Service and or companion animal registrations are free to applicants.
Pet Screening offers a secure place to keep all your pet’s records, paperwork, photos and any other information that pertains to your pet. This easy to use tool can store specific information such as photos, vaccinations (name of vaccination along with date it was administered), microchip information, training and behavior traits, as well as pictures! You can easily share this information not only with potential landlords, but with veterinarians, animal hospitals, pet boarding facilities, pet daycares, pet sitters and pet walkers. Once you create your pet profile and complete it, the profile will automatically be shared with Sevyn Property Management.
Minimum FICO score of 650 // Combined Gross Income of 3 - 3.5x monthly rent amount // No Evictions or Money Judgements // No recent judgements, or collections within 12 months. // Provide proof of income, good rental history, stable employment history, and references.
Application fees are $50 per adult applicant. Any person 18 years of age or older residing in the home will be required to submit an application, and will be included on the lease.
We do not accept comprehensive reusable tenant screening reports.
Typically, it takes just a few minutes to screen an applicant to check their credit, criminal and eviction history. The process requires extensive verification. Typically the screening process can be completed in 1-2 business days after a completed application and all supporting documents are received.
Please be advised that each property owner is allowed to create and amend their own pet policy. The majority of our owners do allow pets, but a few of our rental properties do not allow pets. Please see each property listing to see if pets are allowed in the rental unit you are interested in. If you have a pet, you will need to complete a Pet Screening prior to application approval.
A lease agreement is a legal and binding contract. It is enforceable in a court of law. It is a commitment by all parties to the lease to fulfill each and every term and condition of the contract for the period of time specified. It cannot be changed, modified or terminated unless agreed upon by all parties to the lease.
We accept all sources of income, including Section 8 housing vouchers, public assistance, emergency rental assistance, veterans benefits, social security, and SSI benefits. The source of income may be from government or non-profit organizations. Applicants still need to meet all other rental criteria. Sevyn Property Management does business in accordance with the Federal, State and Local Fair Housing laws and welcome Persons of all Race, Color, Disability, Religious Creed, Ancestry, Sex, Familial Status, Sexual Preference, Gender Identity, Age and National Origin. We process applications and score is on the criteria described in this policy. We do not accept comprehensive reusable tenant screening reports.
Our minimum lease terms is 9-12 months, with an option to renew. Anything less or more will require ownership approval. If the lease term is more than (1) year it will require a public notary.
